Two columns: what we find, and what we do about it
Heating, cooling and ventilation for buildings and houses around The Woodlands — with a particular speciality in the work that has to happen inside a finished, occupied space without wrecking it.
Maintenance
What we find
- A schedule priced off a floor areaWhich means the unit that matters gets the same attention as the one nobody uses.
- Reports that say “serviced”With no reading, no figure and nothing to compare against next year.
- Access arranged on the daySo half the visit is spent finding a key, a ladder or a person.
- Condensate above a ceilingUnchecked until it appears on a tile in a room somebody is sitting in.
What we do
- Survey first, price per unitEvery unit listed with its location, access, age and condition before anybody quotes an interval.
- Record the numbersTemperatures, pressures, airflow and electrical draw, so the third year shows a trend rather than a fresh start.
- Write the access downWhich gate, which ladder, which hours, who to ask for. It decides what the visit actually costs.
- Test the drain, not just look at itTrap, float switch and the route it takes, every visit.
Working inside occupied space
What goes wrong
- Dust into a finished roomAn hour of drilling above a ceiling turns into a week of somebody cleaning.
- Work in trading hoursBecause nobody asked when the space is actually used.
- Floors and finishesA rolling tower on a polished floor, a ladder against a papered wall.
- No route agreedEquipment carried through a reception because that is the shortest way.
How we work
- Contain before cuttingSheeting, extraction at the tool, and the ceiling tiles bagged rather than stacked.
- Agree the hours firstEvenings and weekends where that is what the space needs, priced honestly.
- Protect the routeFloor protection from the door to the work, every time, not when it looks expensive.
- Leave it as foundPhotographed before and after, which is easier than arguing about a mark afterwards.
Who we work for
- BuildingsOffices, suites, clinics and light industrial across The Woodlands, Spring and Conroe, on planned schedules with a record per unit.
- HomesHouses in the same neighbourhoods, with the same instruments and the same written prices. Not a sideline.
- Finished interiorsWork inside occupied, finished space — the part of this trade that is usually done badly and rarely priced honestly.
Questions
What does Interior Solutions mean?
Work inside finished, occupied space — above a ceiling in a clinic that is seeing patients, in an office people are working in, in a house somebody lives in. It needs containment, floor protection, agreed hours and a photographic record, and it is priced differently from working in an empty shell. The interiors page sets it out.
Will you work outside trading hours?
Yes, where the space needs it, and we will price it openly rather than burying the difference. Evening and weekend work is normal on occupied clinics, shops and offices.
Do you make good after the work?
We fill and touch in around penetrations we made, refit tiles we lifted and leave the space as we found it. We do not redecorate, and we do not repair damage we did not cause — where a finish needs a specialist we will say so and stop.
Why is the house cool but still clammy?
Run time. Air conditioning removes moisture only while the coil is cold and air is moving over it, so short cycles cool without drying. This far south that is the most common comfort complaint there is, and it is a sizing and airflow question.
Do you work on houses as well as buildings?
Yes, and not as a sideline. Houses get the same instruments, the same written prices and the same floor protection.
Which areas do you cover?
The Woodlands, Spring, Conroe, Magnolia, Tomball, Oak Ridge North and Shenandoah.
